Varun Vihar vs Naimish Nagar: Which LDA Plot Scheme Is Better for You?

On this page

On 24 September 2026, the Lucknow Development Authority launched two big residential townships on the same day: Varun Vihar Yojana and Naimish Nagar Yojana. Both are plotted schemes, both are run directly by LDA, and both came under the Chief Minister's Urban Expansion Scheme.

But they're very different places, at very different prices. If you're trying to decide which one deserves your money (now, or in the next phase), here's an honest breakdown.

The quick comparison

Varun Vihar: bigger, cheaper, longer bet

Varun Vihar is being called LDA's largest residential scheme so far. It's spread over roughly 6,580 acres, with the Agra-Lucknow Expressway to its north and Fatehganj-Mohan Road to its south. The first phase has sections named Kailash Khand and Kashi Khand.

The big attraction is price. At ₹2,800 per sq ft, a 100 sq m plot (about 1,076 sq ft) works out to roughly ₹30 lakh at the LDA rate. The same size in Naimish Nagar would be closer to ₹41 lakh. That's a gap of around ₹11 lakh, which is not small money for most families.

The flip side? This is greenfield land. A lot of the surrounding area is still farmland, and the township will take years to fill up. Expressway connectivity is a strong long-term driver, but you're betting on the future here, not buying into a ready neighbourhood.

Good for: budget buyers, long-term investors, and people happy to wait five-plus years before building.

Naimish Nagar: pricier, but on a busier corridor

Naimish Nagar sits on Sitapur Road in the Bakshi Ka Talab area. It's smaller than Varun Vihar but still big at around 4,100 acres, with 1,673 plots in Phase 1.

Sitapur Road is already an active corridor with existing settlements, schools and markets along the way, so daily life is likely to feel "ready" sooner than in a brand new expressway-side township. That's probably part of why the rate is ₹1,000 per sq ft higher.

Good for: families who want to build a home sooner, and buyers who already live or work in north Lucknow.

A note on plot numbers

You'll see different plot counts floating around online for these schemes. Some reports gave smaller first-phase numbers for Varun Vihar, while LDA scheme guides list 2,847 Phase 1 plots. Always go by what's on LDA's official portal at the time you apply. Don't decide purely on a number you read in a WhatsApp forward.

So which one would we pick?

If we're being honest, it comes down to one question: when do you want to build?

If it's within the next three or four years, Naimish Nagar makes more sense. If you're buying land as a long-term asset and price matters most, Varun Vihar gives you more land for less money, and expressway-led townships in UP have historically rewarded patient buyers.

Either way, both are LDA schemes with approved layouts, which already puts them ahead of most private plotting around Lucknow.

Where things stand now

Varun Vihar registration was reported to close on 24 October 2026. Naimish Nagar registration has been extended to 27 October 2026. After that, LDA will run a lottery. If you miss this round, watch for future phases, since both townships are being developed in stages.
