Buying Land This Dhanteras 2026? What to Check Before You Pay Token Money

Dhanteras falls on Friday, 6 November 2026, two days before Diwali. For a lot of families in UP and across India, it's the day to bring something lasting into the house. Gold, a vehicle, and more and more often, land.

We love that tradition. And here's the thing most people miss: the auspicious part is starting the purchase, not rushing the paperwork. You can book land on Dhanteras with full peace of mind, as long as you do it in the right order.

This guide covers Ayodhya, Lucknow and Gorakhpur, the three cities AwadhLand works in.

Dhanteras is linked to wealth and prosperity, so buying an asset on the day feels right to a lot of buyers. Land in particular carries a sense of permanence. It's something you pass on.

There's a practical side too. Families are together for Diwali. Decisions that need a parent, a sibling or a spouse to say yes actually get made. Personally, we think that's half the reason so many property deals start in this week.

The smart way to buy land on Dhanteras

Think of it in three steps.

Step 1: Before Dhanteras, shortlist and verify

Use the days before 6 November to visit plots and ask for documents. If a seller won't share the gata (khasra) number before you pay, walk away. That's not a good sign.

Step 2: On Dhanteras, pay a token and sign an agreement

This is the auspicious start. Pay a small token amount and sign a written agreement to sell. Make sure it covers:

  • the full price and the payment schedule
  • the gata number, area and boundaries of the land
  • a deadline for the registry
  • what happens to your token if the title turns out to have problems (it should come back to you)

Pay the token through a bank transfer or cheque, not cash. You want a clear record.

Step 3: After Dhanteras, complete checks and the registry

Finish the document checks, calculate stamp duty, and book your registry slot on the IGRS UP portal (igrsup.gov.in). Government offices close around Diwali, so plan your registry date for after the festival week.

Documents to check for land in Ayodhya, Lucknow or Gorakhpur

  1. Khatauni and gata number: check on upbhulekh.gov.in. The seller's name should match.
  2. Mutation (dakhil kharij): confirm the land is mutated in the seller's name at the tehsil.
  3. Encumbrance search: make sure there's no bank loan or charge on the land.
  4. Land use: check the city master plan. Agricultural land may need conversion before you can build.
  5. Acquisition status: confirm the land isn't in any current acquisition notification. (Read our post on the Supreme Court Ayodhya land acquisition case to see why this matters.)
  6. Circle rate: know the circle rate for the area, since stamp duty is calculated on the higher of circle rate and sale price. Our Ayodhya circle rates guide explains this.
  7. Approved layout: if you're buying in a plotted colony, check whether the layout is approved by the development authority. Our Ayodhya illegal plotting checklist covers the warning signs.

City by city: what to keep in mind

Ayodhya: Prices have risen sharply since the Ram Mandir consecration, especially close to the temple and main corridors. That's exactly why verification matters more here. Premium prices attract unauthorised plotting.

Lucknow: If you're looking near Sultanpur Road, read our post on the new LDA affidavit rule for IT City and Wellness City land before you book anything there.

Gorakhpur: Prefer a government scheme? GDA's lottery for 96 flats and plots is open until 23 November. See our GDA Gorakhpur lottery 2026 post. For private land, larger plots or highway frontage, a verified private deal can work better.

Frequently asked questions

When is Dhanteras in 2026?

Dhanteras falls on Friday, 6 November 2026, two days before Diwali. For the exact muhurat, check your family pandit or a trusted local panchang.

Do I have to complete the registry on Dhanteras itself?

No. Many buyers pay a token and sign an agreement to sell on Dhanteras, then complete the registry after the documents are verified. The start of the purchase is what families usually treat as auspicious.

How much token money should I pay?

There's no fixed rule, but keep it small until the papers are verified, pay through a bank transfer or cheque, and get a written agreement that says what happens to the token if the title has problems.

Which documents should I check for land in UP?

At minimum: khatauni and gata (khasra) number on upbhulekh.gov.in, mutation (dakhil kharij) in the seller's name, an encumbrance search for loans, land use under the city master plan, and whether the land falls in any acquisition notification.
