Half the calls I get about the airport are for land that cannot be sold, and half of the rest are for land that cannot be built on the way the buyer imagines. Here is the map as it stands, and what is actually on offer.
Where the airport is, and what it took
Maharishi Valmiki International Airport sits south-west of the city, off the Lucknow highway. Its first terminal opened at the end of 2023. The expansion tracked on this site covers the next phase of terminal and runway works:

Maharishi Valmiki International Airport, Ayodhya Dham, opened its first terminal at the end of 2023. The expansion tracked here covers the next phase: a larger terminal and runway works intended to take bigger aircraft and more daily flights.
The airport's own land, including what was acquired for the expansion, is government land. It has a boundary, and it has fields and villages right up to that boundary. Everything inside is off the market for good. Everything outside is subject to two sets of limits before you can build.
The two limits around an airport
Height. Around every airport the Airports Authority of India caps building height by zone, lowest along the runway line and rising with distance. Any construction near the airport needs an AAI no-objection certificate for height. A plot inside the funnel may be fine for parking or a single-storey warehouse and useless for a four-storey hotel.
Land use. The land beside the approach roads is mostly agricultural in the revenue record, whatever the hoardings say. The ADA master plan zones it; some of the airport side is marked for commercial and institutional use, some stays agricultural or green. A hotel needs commercial land use, which means the master plan zone must allow it and the plot must go through a Section 80 declaration and the authority's permission. The approach roads
Airport Road and the stretch of the bypass towards it carry the traffic. Faizabad Road, further towards the city, is 3.3 km from the terminal by our measure and about 25 minutes by road; Civil Lines is 2.7 km away. Both are established residential localities with commercial frontage on the main road:

Closer to the terminal, the plots on offer are larger and mostly agricultural. The realistic uses, in the order the demand is arriving: parking and vehicle services, fuel, warehousing and logistics for the city's construction, budget lodging, then hotels on the few large plots with commercial land use and clean title. Retail follows the passenger numbers, which are still growing into the terminal's capacity.
What a realistic deal looks like
- A plot outside the boundary, on the certified khatauni, in a zone the master plan marks for the use you want.
- A height cap you have checked against your plan, not against the seller's.
- The six safety checks done, with particular attention to Gram Sabha land, which is common along the village edges here.
- A price that reflects that conversion and permissions are your cost and your time, unless the seller has already obtained them in writing.
What is not a deal
Land inside the boundary. Land in a green or agricultural zone sold as "commercial". Plots in a "colony" with no RERA number. A share of a khasra sold as a whole. And any plot where the answer to "what can I build here" is "anything, sir".

Questions people ask
- Can I build a hotel on agricultural land near the airport?
- Not until the land use is changed. Most land beside the approach roads is still agricultural in the revenue record; a Section 80 declaration and the development authority's permission come before any building, and the master plan zone decides whether they will be given.
- How close to the runway can I build?
- Within the airport's funnel and the zones around it, height is capped by the Airports Authority of India and a no-objection certificate is needed for construction. The closer to the runway line, the lower the cap.
- Is land already acquired for the expansion back on the market?
- No. Land acquired for the airport is government land. Anyone offering it is offering something they do not own.
- What is the realistic use for a plot on the approach road?
- Parking, fuel, budget lodging, warehousing and vehicle services first; hotels on the larger plots with clean title and commercial land use. Retail follows the traffic, which is still building.
