If you've been waiting for a chance to buy a government flat or plot in Gorakhpur, this one's open right now.
The Gorakhpur Development Authority (GDA) has launched its Vacant Residential Properties Lottery 2026. It covers 96 flats and residential plots across 10 localities, with prices starting at roughly ₹18 lakh. The last date to apply is 23 November 2026.
These are leftover units from older GDA schemes, which is usually good news for buyers. The colonies already exist. Roads, water and neighbours are already there. You're not waiting years for a township to come up.
What's on offer
Here's the breakdown by property type, based on the scheme details published from GDA's notice:
| Type | Units | Price range | Size | Localities |
|---|---|---|---|---|
| 1 BHK flats | 45 | ₹19.38 lakh to ₹36.42 lakh | 290 to 489 sq ft | Lohiya Enclave Phase II |
| 2 BHK flats | 11 | ₹51.16 lakh to ₹75.62 lakh | 739 to 784 sq ft | Lohiya Enclave Phase II, Vasundhara Enclave Phase III |
| 3 BHK flats | 10 | ₹81.64 lakh to ₹93.92 lakh | 1,100 to 1,156 sq ft | Lohiya Enclave Phase I, Gorakh Enclave |
| EWS flats | 10 | ₹27.27 lakh to ₹51.27 lakh | 265 to 388 sq ft | Yashodhara Kunj, Vikas Nagar Vistar, Raptinagar Chaturth Charan |
| LIG flats | 7 | ₹39.90 lakh to ₹44.11 lakh | 376 to 431 sq ft | Yashodhara Kunj, Vikas Nagar |
| Residential plots | 13 | ₹18.01 lakh to ₹1.26 crore | 40 to 240 sq m | Vikas Nagar Vistar, Shastrinagar, Raptinagar Vistar |
Thirteen plots isn't many. If you specifically want land rather than a flat, apply early and pick carefully.
How much you pay, and when
The payment structure is pretty standard for a GDA lottery:
- Registration booklet: ₹500 including GST
- Registration money: 10% of the property price (5% for reserved categories), paid online
- After the lottery: a 25% allotment fee
- The balance: 65% (70% for reserved categories). GDA's notice also shows this as monthly instalments over 5 years at 10% interest for many units
A couple of units have different terms. For example, the 3 BHK in Gorakh Enclave needs the balance within 45 days of the allotment letter. So read the booklet for the exact unit you want.
If you don't get a unit in the draw, your registration money is refunded.
Who should apply
This lottery makes sense if you:
- want a ready colony in Gorakhpur instead of an upcoming township
- prefer buying from a government authority with clear title
- can manage the 10% registration amount now and the allotment fee after the draw
EWS and LIG flats come with income eligibility rules. Check the booklet carefully before you apply in those categories, because a wrong category can get your application cancelled.
How to apply
- Go to GDA's official portal, gdagkp.in. Don't apply through any other website or agent link.
- Buy the registration booklet and read the terms for your chosen category and colony.
- Pay the registration money online before 23 November 2026.
- Keep your payment receipt and application number safe.
- Watch for the draw date announcement on the GDA site.
GDA helpline: 0551-2230127, 2230128, 2230129, 2230130. GDA's office is on Deoria Bypass Road, Taramandal, Gorakhpur.
Also open: GDA commercial e-auction
Running alongside the lottery, GDA has a commercial properties e-auction with 114 units (shops, commercial plots and one school plot) across 16 localities. Registration for that also closes on 23 November. If you're a business buyer, it's worth a look.
