Circle Rate Lookup – Ayodhya, Lucknow & Gorakhpur (2025)
A circle rate is the minimum value the Uttar Pradesh government sets for land in every village, mohalla and colony. The sub-registrar charges stamp duty on it, or on your agreed price if that is higher. How this calculator works
Every district in Uttar Pradesh publishes a valuation list, the मूल्यांकन सूची, one for each sub-registrar office. It prices land village by village and mohalla by mohalla, and it is the floor the registry works from: stamp duty is charged on the list's value or on the price in the sale deed, whichever is higher. This lookup reads those lists as they are printed, for all three cities the site covers.
Search for a place the way you would write it. Hindi and English both work, and so do the spellings people actually use: Chinhat, chinhut and चिनहट all find the same place. Where one name appears under two sub-registrar offices, you get both, each labelled with its office and city, because the rates differ and the office decides which applies. The city and office filters narrow a long list when a name is common.
The result shows everything the list prints for that place. Non-agricultural land is priced by the width of the road the plot fronts, so there is one figure per road band, in the bands that city's list uses; each carries a per square foot figure underneath for comparison with asking prices. Commercial rates follow, then agricultural land in lakh rupees per hectare with the bigha figure under it. Gorakhpur prices farmland by both frontage and plot size, so it shows as a grid.
Some roads are listed by name. A plot on one of those stretches is valued at the stretch's rate, not the village's, and where the list names a stretch through the place you searched, it appears under Rates on main roads.
Every result names its sub-registrar office and the date that office's list took effect. The dates are not the same everywhere. Ayodhya's lists took effect on 7 June 2025 and Lucknow's on 1 August 2025. Gorakhpur has had no new list since 2016: the Collector's order of 4 August 2020 keeps the old one in force, and only the valuation rules changed in 2025. Three Lucknow offices, Sadar-4, Bakshi Ka Talab and Malihabad, are not on the site yet; their villages show as awaited, with a link to check whether a plot fronts a road.
Use the figure as a floor and a starting point. The calculator on each place's page turns it into stamp duty and registration fees for a plot size, and applies the list's own adjustments for road width, plot size and frontage. The sub-registrar's valuation is final, so confirm the figure at the office before you pay.

- What is a circle rate?
- The minimum value the state sets for land in each village or mohalla, published in the district's valuation list. Stamp duty is charged on it, or on the sale price if that is higher.
- How often does the circle rate change?
- When the district publishes a new list, usually once a year per district, though not always: Gorakhpur's 2016 list is still in force. Each result shows the date its list took effect.
- Why is the circle rate different from the market price?
- The circle rate is a government floor, set for a whole village at once. The market price is what a buyer and seller agree for one plot, and in a growing area it is often well above the floor.
- Why are there several rates for one village?
- Land is priced by the width of the road the plot fronts, so each village has a rate per road band, plus separate commercial and agricultural rates. Pick the band your plot's road falls in.
- What if my village is not listed?
