If you've been waiting for a chance to buy an authority-approved plot in Gorakhpur, keep this date in mind: 27 October 2026. That's when registration is reported to close for the Gorakhpur Development Authority's re-offer of plots in Khorabar Township and Medicity. E-auction bidding is set to start on 3 November 2026.

Here's a simple guide to what's on offer and how to approach it.

What's being offered?

GDA is re-offering plots across Khorabar Township and the Medicity project. Reports list 64 plot offerings across six use groups in this round. "Use groups" basically means the plots aren't all for the same purpose. Some will be residential, others could be commercial or other approved uses. Always read the official notice to see which plot is for what before you bid.

These are re-offers, meaning plots that are being put up again, either because they were unsold earlier or became available again. That's normal for development authorities, and it often means you get a second chance at a location that was previously out of reach.

Why Khorabar matters

Khorabar is on the southern side of Gorakhpur and has been one of GDA's long-running township projects. The Medicity part of the plan is meant to bring together healthcare facilities, which tends to pull in housing demand, shops and services around it.

The project had faced delays over a small portion of unacquired land. GDA moved for compulsory acquisition of the pending pieces in Khorabar and Jungle Sikri so that development work could move faster. Progress on that front is good news for anyone buying in the township.

How a GDA e-auction works (in plain words)

E-auctions are different from lotteries. In a lottery, luck decides. In an auction, the highest valid bid wins. Here's the usual flow:

  1. Read the official notice on gdagkp.in. Check plot numbers, sizes, use group, reserve price and terms.
  2. Register online before the deadline and pay the registration or earnest money deposit (EMD).
  3. Visit the site. Seriously, do this. Look at road width, surroundings, drainage and access.
  4. Bid on the auction date. Bidding starts above the reserve price and goes up in fixed steps.
  5. If you win, you'll pay the balance as per GDA's schedule. If you don't, your deposit is usually refunded as per the terms.

Tips before you bid

Set your limit before the auction starts. Auctions get emotional. Decide your maximum price per sq m in advance and stick to it.

Factor in the full cost. Your winning bid isn't the end. Add stamp duty, registration charges and the cost of construction when you work out your budget.

Check the use group twice. A commercial plot and a residential plot have different rules and different resale buyers. Make sure the plot fits your plan.

Don't trust "settings." Nobody can fix a transparent e-auction for you. Anyone offering that is either lying or asking you to break the rules.

Other GDA news worth knowing

GDA has been busy this season. Registration for Greenwood HIG flats at Taramandal was reported to close on 25 October, and GDA has been working on revised guidelines to sell more than 200 unsold flats and shops, reportedly at discounts of up to 25%. Gorakhpur's planned Gurukul City township on Sonauli Road is also in the pipeline. We've covered that in a separate post.
