Update, 31 October 2026: LDA has set a new affidavit rule for buying land notified for IT City and Wellness City.
The Lucknow Development Authority's IT City project took another big step on 13 October 2026. LDA allotted 800 developed plots to 534 farmers under its land-pooling model. That's the largest farmer allotment in the project so far, and it tells you the township is moving from paper to ground.
There's also news that matters for regular buyers: IT City is set to include smaller plot sizes, which could open it up to people who can't stretch to a big plot.
A quick timeline of IT City in 2026
- 28 February 2026: LDA formally launched IT City with the release of its layout plan and master map.
- 10 March 2026: In the first lottery, LDA allotted 549 developed residential plots in Sectors 15, 16, 17, 18 and 30 to farmers who'd signed land-pooling agreements. Allotment letters went out on 22 April.
- 19 August 2026: 434 more plots allotted to 285 farmers.
- 1 September 2026: LDA said IT City will now include smaller plots of 35, 72, 128, 162, 200 and 288 sq m.
- 13 October 2026: 800 plots allotted to 534 farmers.
That's roughly 1,800 developed plots handed back to landowners in about seven months. For a project of this size, that's real momentum.
What is land pooling, and why does it matter?
Under traditional land acquisition, the government buys farmers' land at a fixed compensation and that's the end of the farmer's stake. It often leads to disputes, protests and years of delay.
Land pooling works differently. Farmers give their land to the development authority, LDA plans and develops the township, and the farmers get developed plots back inside the scheme. So instead of losing their land, they end up holding plots with roads, drainage and approvals, which are usually worth much more than raw farmland.
For buyers, this matters in two ways.
First, land pooling tends to move faster because farmers are on board. Fewer disputes means development is more likely to happen on time.
Second, it creates a resale market. Farmers who've received multiple plots often sell some of them. That means once IT City starts developing, there may be plots available outside the LDA lottery, from original landowners, with LDA-approved status.
Why smaller plots are a big deal
Most LDA schemes have historically offered plots that start at 100 sq m or more. That puts them out of reach for a lot of young families and first-time buyers.
Plot sizes starting at 35 sq m and 72 sq m change that. A small plot in a planned LDA township, with legal clarity and proper infrastructure, is a far better bet than a cheap plot in an unapproved colony on the city's edge. If you're on a tight budget, IT City is worth tracking.
LDA's other land-pooling township: Wellness City
IT City isn't LDA's only land-pooling project. Wellness City uses the same model. Its first farmer lottery on 30 June 2026 allotted 125 developed plots, and LDA has announced a second lottery of about 200 plots. Land pooling is clearly becoming LDA's preferred way of building new townships.
When can the public apply for IT City?
After the farmer allotments, LDA is expected to open IT City residential plots to the general public through online registration and a lottery. As of 25 October 2026, no public registration date has been announced. Keep an eye on LDA's official website and its registration portal.
A word of caution: whenever a project like this gains momentum, you'll hear about "IT City plots" being sold through middlemen. If someone is selling you an allotted farmer's plot, make sure the allotment letter is genuine, the plot is transferable under LDA's rules, and the transfer is done properly through LDA. Don't pay a token amount on trust.
