What is the Ayodhya 2.0 report?

On 14 October 2026, Liases Foras released a report titled "Ayodhya 2.0: Faith, Tourism and the New Investment Capital". Liases Foras is an independent real estate research company. It doesn't broker deals and it doesn't develop projects, which matters, because it means the firm isn't selling you a plot.

The report tracks how Ayodhya has changed since the consecration of the Shri Ram Janmabhoomi Mandir on 22 January 2024. It looks at visitor numbers, infrastructure, hotels, jobs and, most importantly for buyers, land prices.

So if you've been asking "what is the land rate in Ayodhya right now?" or "is it still worth buying a plot in Ayodhya?", this is one of the most useful data points released this year.

How fast is Ayodhya growing?

Short answer: faster than almost any city in India right now.

According to the report:

YearApproximate visitors to Ayodhya
2020~60 lakh (6 million)
2024~16.4 crore (164 million)
2025~30 crore (300 million)

That's a 50x jump in five years. And it isn't only pilgrims passing through for a day. Average stays have stretched to around 2 to 4 days, and the report expects this to reach 5 to 7 days by 2030 to 2035 as wellness, cultural tourism, festivals and riverfront activity grow.

The local economy is feeling it too. The report notes more than 1.2 lakh new jobs across hospitality, retail and construction since 2024, and estimates Ayodhya now contributes about 1.5% of Uttar Pradesh's GSDP. Small shopkeepers' average daily earnings have reportedly gone from ₹400 to 500 to around ₹2,500.

Longer stays mean more hotel nights, more restaurants, more shops. And all of that needs land.

Ayodhya land prices: what has actually changed

This is the part most buyers care about.

Citywide: land prices in Ayodhya have appreciated by 25% to 40% since 2019.

Near Ram Mandir: areas immediately around the temple have seen increases of 5 to 10 times. That's where the steepest rise has happened, and frankly, it's also where it's hardest to find clean, affordable land today.

Prime corridors by 2031: the report projects prime-corridor rates of about ₹37,300 per sq ft by 2031, which works out to roughly 2.5x growth over the next five years.

A word of caution here. Projections are educated estimates, not promises. Land prices in Ayodhya vary hugely by locality, road frontage, land use and distance from key corridors. A plot 10 km out on a village road won't follow the same curve as a commercial plot on a main approach road.

Why the gap between areas is so wide

Not all "land in Ayodhya" is the same product:

  • Core temple zone: extremely limited supply, heavy regulation, prices driven by hospitality and commercial demand.
  • Main corridors and approach roads: strong demand for hotels, dharamshalas, restaurants, shops and guest houses.
  • Ring Road and outer growth belts: where a lot of residential plotting and future township demand is likely to sit.
  • Agricultural land on the periphery: cheaper, but land use conversion and access become the real questions.

If you're comparing an Ayodhya plot price per sq ft from two different sellers, make sure you're comparing the same kind of land first.

Ayodhya Master Plan 2031 and New Ayodhya township

The Ayodhya Development Authority's Master Plan 2031 is the backbone of the city's growth story. Per the report, it has a committed outlay of ₹85,000 crore, covering:

  • Airport and rail expansion
  • Roads and road widening
  • The Sarayu riverfront
  • Public infrastructure
  • A 1,407 acre New Ayodhya township (often called Navya Ayodhya)

Why does this matter to a land buyer? Because the Master Plan decides land use. It tells you which parcels are residential, commercial, green belt or reserved. Two plots side by side can have completely different futures depending on how the Master Plan zones them. Always check this before paying a token amount.

Connectivity: airport, railway and Ayodhya Ring Road

Connectivity is a big reason Ayodhya property demand has spread beyond the temple area.

  • Maharishi Valmiki International Airport, Ayodhya Dham: already connects the city to major metros. Its Phase II expansion is expected to raise annual capacity to about 60 lakh passengers.
  • Ayodhya Dham Junction: redeveloped, and can handle 60,000+ passengers a day.
  • 67 km Ayodhya Ring Road: expected to open up new belts for residential and commercial development around the city.
  • ₹12,000 crore NHAI road-widening programme and the Ramayana Circuit: better regional access from Lucknow, Gorakhpur, Prayagraj and beyond.

Personally, we think the Ring Road is the piece buyers underestimate. Ring roads tend to pull development outward, and land along good access points often moves well before the road is fully busy.

The hotel and hospitality boom

More than 50 major hotel projects are currently under construction in Ayodhya, including brands like Taj, Marriott, Radisson, Oberoi, Leela and Ginger. Compare that with an existing organised inventory of only about 1,200 rooms.

That gap tells you two things. First, big operators believe the visitor numbers will hold. Second, demand for commercial land in Ayodhya for hotels is real, and it isn't just the big brands. Mid-size hotels, homestays, guest houses and dharamshalas need land too.

If you're looking at a commercial plot in Ayodhya for hospitality, check frontage, parking feasibility, permitted land use and building approvals before anything else. A hotel plot that can't get a building plan sanctioned is just an expensive field.

What kind of property demand is emerging

The report points to some newer demand categories in Ayodhya:

  • Second homes for families who visit often
  • Branded residences linked to hospitality brands
  • Plotted developments and residential plots
  • Wellness, cultural and riverfront related projects

This is a shift. Ayodhya real estate started as a pilgrimage-led hotel story. It's slowly becoming a broader urban market with residential and investment demand from across India and from NRIs.

Is Ayodhya good for land investment in 2026?

Honestly, the fundamentals look strong. Visitor numbers, government spending, hotel construction and connectivity are all moving in the same direction. That's rare.

But a strong market is exactly when people make careless purchases. We've seen buyers pay a premium for land with unclear title, or agricultural land they assumed they could build on. Growth in the city doesn't fix problems with a specific plot.

So the better question isn't "is Ayodhya good for investment?" It's "is this plot, at this price, with these papers, good for my plan?" That depends on your budget, timeline and what you want to do with the land.

Checklist before you buy land in Ayodhya

Use this before you pay even a token amount:

  1. Title check: verify the ownership chain and khatauni (record of rights). Make sure the seller is the actual recorded owner.
  2. Land use: confirm the plot's use under Master Plan 2031. Agricultural land needs proper conversion before construction.
  3. Circle rate: compare the asking price with the official circle rate for that area. Registration and stamp duty are calculated on it.
  4. Recent registered deals: look at what nearby plots actually sold for, not just asking prices.
  5. Acquisition check: make sure the land isn't marked for government acquisition, road widening or a reserved use.
  6. Access: confirm road access is legal and on record, not just a path used informally.
  7. Encumbrances and disputes: check for loans, court cases or family disputes on the land.
  8. Measurement: get the plot measured and matched with the records.

If any of these are unclear, slow down. Good land in Ayodhya will still be good land next week.

Frequently asked questions

What is the current land price in Ayodhya?

It depends heavily on location. According to Liases Foras' October 2026 report, land prices across Ayodhya have risen 25 to 40% since 2019, while areas right around Ram Mandir have risen 5 to 10 times. Prices on main corridors are far higher than on peripheral agricultural land, so always compare like for like.

Is buying land in Ayodhya a good investment?

Ayodhya's fundamentals are strong: around 30 crore visitors in 2025, an ₹85,000 crore Master Plan 2031, 50+ hotel projects underway and major connectivity upgrades. But returns are never guaranteed. The right plot with clear title and correct land use matters more than the city's overall growth.

What is the Ayodhya Master Plan 2031?

It's the Ayodhya Development Authority's long-term plan for the city's growth, with a committed outlay of about ₹85,000 crore. It covers airport and rail expansion, roads, the Sarayu riverfront, public infrastructure and the 1,407 acre New Ayodhya township.

What is the New Ayodhya township?

New Ayodhya (Navya Ayodhya) is a planned 1,407 acre township on the outskirts of the city, part of the Master Plan 2031.

What will land rates in Ayodhya be by 2031?

The Liases Foras report projects prime-corridor rates of about ₹37,300 per sq ft by 2031, roughly 2.5 times current levels. This is a projection for prime corridors only, not a citywide promise.

Can NRIs buy land in Ayodhya?

NRIs can generally buy residential and commercial property in India, but agricultural land, farmhouses and plantation property have restrictions. Check current FEMA rules and get legal advice before buying.

How do I check the circle rate in Ayodhya?

Circle rates are published by the district administration and the Uttar Pradesh stamp and registration department (IGRSUP). Rates differ by locality and land type.

Which areas in Ayodhya are good for buying land?

That depends on your purpose. Main corridors suit commercial and hotel use, Ring Road belts suit residential plotting and longer-term holding, and peripheral areas offer lower entry prices but need careful land use checks. Talk to someone who knows the specific localities before deciding.
