In plain language
From 1 February 2026, buyers, sellers and witnesses must all pass Aadhaar-based biometric authentication at the Sub-Registrar office before a sale deed is registered in Uttar Pradesh. The state says the aim is to stop impersonation and fake-seller frauds.
What it means for buyers: the recorded owner has to be physically present with a working Aadhaar, so power-of-attorney style 'sales' and proxy sellers become much harder. Make sure every co-owner's Aadhaar is linked and their fingerprints work before registry day.
