In plain language
Collector's orders of 5 March 2025 (Sadar-1 and Sadar-2) and 26 April 2025 (Gola, Bansgaon, Khajni, Sahjanwa, Chauri Chaura, Campierganj) changed how property is valued, while the 2016 rate list stays in force. Land on roads wider than 12 m is valued 30% above the 9–12 m rate, farmland within 50 m of colonies or plotting gets 60% extra (40% up to 200 m), and non-agricultural land above 1,000 sq m gets 15% off on the excess.
What it means for buyers: the same plot can carry very different stamp duty depending on road width and nearby plotting.
